The BRIDGE – Bidsale for Real estate Innovation and Decision-making Grounded in Equity project, implemented by VendueTech j.d.o.o., is funded under the “Seal of Excellence under the Synergies program” Call for Proposals, implemented within the Digital, Innovation, and Green Technology (DIGIT) Project.
Seal of Excellence and EIC Pre-Accelerator – Widening
The BRIDGE project proposal was submitted under the HORIZON-WIDERA-2025-02 – EIC Pre-Accelerator – Widening call, topic HORIZON-WIDERA-2025-02-ACCESS-01, within Horizon Europe – Widening participation and strengthening the European Research Area. The EIC Pre-Accelerator – Widening is designed to support promising deep-tech companies from widening countries in advancing their innovations, strengthening their investment and market readiness, and preparing for further funding opportunities, including the EIC Accelerator and other sources of private and public capital. Following the Horizon Europe evaluation process, the BRIDGE project met the required quality criteria and was awarded the Seal of Excellence. Based on this recognition of excellence, the project was subsequently awarded funding under the DIGIT Project’s “Seal of Excellence under the Synergies program” Call for Proposals.
Purpose of the Project
BRIDGE develops Bidsale, a deep-tech platform aimed at transforming the fragmented European market for properties sold through auctions, with a particular focus on distressed properties and real estate associated with judicial and other asset-sale proceedings. The project aims to make this market more transparent, fair and accessible to citizens and investors, while enabling safer and better-informed decision-making through advanced artificial intelligence technologies, data analytics and automated legal and financial risk assessment. The project will advance the existing technology from Technology Readiness Level (TRL) 4 to TRL 6, progressing from existing prototype solutions towards an integrated and validated demonstrator ready for testing and use in a relevant market environment. Bidsale will bring together data from different national and market sources and integrate advanced data processing, AI-powered legal and financial risk assessment, predictive analytics and user-oriented presentation of results. Particular attention will be given to the explainability and reliability of AI systems and their application within a complex, multilingual and highly regulated European environment.
Project Activities
The activities of the BRIDGE project are organised into five interconnected areas of work:
1. Project Management and Coordination
Administrative, technical and financial project management, including progress monitoring, quality and risk management, and compliance with legal and regulatory requirements.
2. Data Collection and Preparation for Property Market Analysis
Collection, cleaning and harmonisation of real estate, transaction, legal and geospatial data into a unified dataset for AI model development.
3. Development and Fine-Tuning of AI and Language Models for Real Estate
Development and validation of AI models for property valuation, market trends and risk assessment, with a focus on explainable and transparent outputs.
4. Improvement of the AI System through Expert Feedback and User Validation
Refinement and validation of AI models through expert feedback and real-world testing with relevant users.
5. Communication, Dissemination and Exploitation of Project Results
Communication and dissemination of project results, stakeholder engagement, and preparation of the Bidsale platform for commercialisation and European market expansion.
Expected Project Results
Through the implementation of the BRIDGE project, the Bidsale platform is expected to be developed and validated up to TRL 6, establishing the technological and data foundations required for its further market expansion.
The key expected results include:
- Establishment of automated and harmonised data sources covering the European real estate and property auction markets;
- Creation of a unified, high-quality, structured and validated dataset for the development of advanced AI solutions;
- Development and validation of models for property valuation, market trend analysis and risk assessment;
- Development of an explainable AI system capable of transforming complex analytical outputs into understandable decision-support information;
- Improvement of AI models through expert feedback and testing with end users;
- A validated Bidsale platform demonstrator at TRL 6, ready for further commercialisation and market scaling;
- Increased investment and market readiness of VendueTech for the next stage of development and access to further sources of funding.
The project’s long-term ambition is to contribute to the development of a more transparent and accessible European real estate auction market and to enable citizens, professional users and institutional investors to make better-informed, data-driven decisions.
